Rental Terms & Conditions

Rates are based on twelve (older than a toddler) guests. An additional fee will be applied per guest, per night for parties larger than twelve. Rates vary according to season. Your rental fee include linens, sheets, bath towels, starter-amounts of soap, TP, and paper towels. There is a $559.00 cleaning fee. We require a refundable damage deposit of $1,000.00. Rhode Island charges 8% tax on the rental portion of your rate.

The BeachMansion requires a NON-REFUNDABLE deposit of $2,500.00 (and a signed lease) to secure your reservation. This fee is NOT REFUNDABLE for any reason. Your reservation is not valid until the BeachMansion receives a signed lease and the $2,500.00 deposit. The first deposit and signed lease received secures the property for you for your requested timeframe.
